Mornington Peninsula Rendering
The existing surface is the first practical test. Brick, concrete block and some cement-based walls may provide a suitable base, while dusty, painted or salt-affected surfaces can require substantial preparation. A renderer should inspect for movement, dampness, loose material and previous coatings before giving a firm price. Substrate means the surface receiving the render, and its condition affects the whole system. Ask how failed paint, cracks and joins between different materials will be treated. If preparation is absent from the quotation, a low price may simply transfer important work and risk to the next stage.
Ask for the proposed render system to be explained in ordinary language. A base coat builds thickness and creates an even surface, while a finish coat supplies the texture and final appearance. Reinforcing mesh may be specified around vulnerable areas to distribute minor stresses, although it cannot correct major structural movement. Polymer-modified mixes can have different adhesion or flexibility characteristics from basic cement mixes, but suitability depends on the wall and product guidance. A quotation that says only render and paint leaves questions about layers, reinforcement, corner details, primer and the treatment of existing defects.
Moisture deserves attention before anyone promises a smooth, sealed appearance. Vapour permeability describes how readily water vapour can pass through a material. If moisture is trapped behind a coating, bubbling, staining or peeling may follow, particularly where rain enters through defects or dampness rises from below. Efflorescence, the powdery white deposit sometimes found on masonry, indicates salts moving with moisture and should be investigated rather than covered. Ask whether drainage, flashing, downpipes and damp areas have been considered. A careful provider may recommend repairs before rendering, even if that changes the original scope.
Finish and colour involve a balance between appearance and upkeep. A fine, smooth surface can suit a contemporary extension, but it may reveal waves, patching and impact marks more readily than light texture. Deeper texture can disguise small irregularities, although it may collect dust and require more careful cleaning. Dark colours can look effective on sheltered walls, while exposed elevations may show fading or heat-related movement more clearly. View a sample on the actual wall and consider the roof, windows, paving and neighbouring homes. Daylight and surrounding colours can make a sample board look misleadingly different.
Consider a hypothetical 1970s brick veneer home whose owner wants a rendered street facade but wishes to retain brick at the rear. Rendering only the front could be sensible, provided the corners, window reveals and junction with the unrendered brick are detailed carefully. A pool fence or garden wall may need emphasis on impact resistance, cleaning and water exposure rather than a fashionable pattern. For commercial buildings or unit developments, access, staging and consistent colour across elevations add further concerns. Ask how the provider will protect paving and windows, manage access and leave the site after the work.
Compare quotations by scope, not just by total. Check whether scaffolding, preparation, crack repairs, corner beads, mesh, primer, painting, rubbish removal and final cleaning are included. Ask who will inspect the work during application and how unsuitable weather will affect timing. Render needs appropriate conditions to cure, meaning it dries and hardens gradually rather than losing moisture too quickly. Look for a provider that explains the sequence, identifies uncertain repairs and describes reasonable maintenance without claiming the finish is maintenance-free. Reviewing local rendering services can help frame questions, but the final choice should rest on the property’s needs and a clear written scope.
